Terms of Service

1. Acceptance of Terms
By accessing or using RentNivas ("the Service", "we", "us", "our"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service. These terms apply to all users including property owners and tenants.
2. Description of Service
RentNivas is a cloud-based rent management platform that allows property owners to manage properties, collect rent, send reminders, and generate agreements; and allows tenants to view agreements, download rent receipts, and raise maintenance complaints. The Service is provided via the website rentnivas.in and associated mobile applications.
3. User Accounts
To use RentNivas, you must:
- Provide a valid Indian mobile number for OTP-based authentication
- Be at least 18 years of age
- Provide accurate and complete information
- Maintain the security of your account
- Notify us immediately of any unauthorized use at support@rentnivas.in
You are responsible for all activity that occurs under your account.
4. Subscription Plans and Billing
RentNivas offers the following plans:
- Free Plan: Up to 2 properties, basic features, no charge
- Owner Pro: ₹299/month — unlimited properties, WhatsApp reminders, Aadhaar eSign
- Enterprise: ₹499/month — all Pro features plus team accounts and analytics
All payments are processed securely via Razorpay. Subscriptions are billed monthly and renew automatically. You may cancel at any time from your billing settings. No refunds are provided for partial months. All prices are inclusive of applicable taxes.
5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable laws
- Upload false, misleading, or fraudulent property or tenant information
- Attempt to gain unauthorized access to any part of the Service
- Use the Service to harass, abuse, or harm any person
- Reverse engineer, decompile, or disassemble any part of the Service
- Resell or commercially exploit the Service without our written consent
- Interfere with the proper operation of the Service
6. Aadhaar eSign and Digital Agreements
RentNivas facilitates Aadhaar-based electronic signatures through Signzy, a UIDAI Licensed Authentication Service Provider (ASP). By using the eSign feature, you consent to the use of your Aadhaar number for identity verification. RentNivas does not store your Aadhaar number. Signed agreements are legally valid under the Information Technology Act, 2000 and the Indian Evidence Act. You are responsible for reviewing all agreement terms before signing.
7. WhatsApp Communications
By providing your mobile number, you consent to receive WhatsApp messages from RentNivas including rent reminders, payment confirmations, and agreement notifications. You may opt out at any time by contacting support@rentnivas.in. Message frequency varies based on your settings.
8. Data and Privacy
Your use of the Service is also governed by our Privacy Policy, which is incorporated into these Terms by reference. We collect and process your data in accordance with our Privacy Policy and applicable Indian data protection laws including the Digital Personal Data Protection Act, 2023.
9. Intellectual Property
All content, features, and functionality of RentNivas including but not limited to text, graphics, logos, icons, and software are the exclusive property of RentNivas and are protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written permission.
10. Disclaimer of Warranties
The Service is provided "as is" and "as available" without warranties of any kind, either express or implied. RentNivas does not warrant that the Service will be uninterrupted, error-free, or free of viruses or other harmful components. We do not provide legal advice — rent agreements generated by the Service should be reviewed by a qualified legal professional.
11. Limitation of Liability
To the maximum extent permitted by applicable law, RentNivas shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service. Our total liability to you for any claims arising from use of the Service shall not exceed the amount you paid to RentNivas in the 3 months preceding the claim.
12. Termination
We reserve the right to suspend or terminate your account at any time for violation of these Terms. You may terminate your account at any time by contacting support@rentnivas.in. Upon termination, your right to use the Service ceases immediately. Data deletion requests will be processed within 30 days.
13. Governing Law
These Terms shall be governed by and construed in accordance with the laws of India. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka, India.
14. Changes to Terms
We reserve the right to modify these Terms at any time. We will notify you of significant changes via email or in-app notification. Your continued use of the Service after changes constitutes acceptance of the new Terms.
